Mortgage Calculator
Enter your home price, down payment, and loan details to see what your monthly payment would look like — and what the loan really costs over time.
How this mortgage calculator works
Your monthly principal and interest payment is calculated with the standard amortization formula, using the loan amount (home price minus down payment), the monthly interest rate, and the total number of payments.
Property tax is estimated as an annual percentage of the home price and spread across 12 months. Insurance and HOA are added as monthly costs. The total cost over the term includes principal, interest, taxes, insurance, and HOA.
Where P is the loan amount, r is the monthly interest rate, andn is the number of monthly payments. PMI is not included.
Frequently asked questions
What is included in a monthly mortgage payment?
A typical payment includes principal, interest, property taxes, homeowners insurance, and any HOA dues. This calculator estimates all five.
How does the down payment affect my payment?
A larger down payment reduces the loan amount, which lowers both the monthly principal and interest and the total interest paid over the life of the loan.
Does this calculator include PMI?
No. Private mortgage insurance is usually required when your down payment is below 20%. Add your PMI estimate to the HOA or other monthly costs field for a more complete picture.
